Here’s the class you’ve been waiting for if you are either a landlord or tenant rep working to get leases put together! You’ll get a non-legal review of the key provisions of leases as seen through the eyes of both the landlord and the tenant. By understanding the underlying motivation of both parties related to key provisions, you’ll be able to manage the negotiation between lease types (gross lease, single net lease, double net lease, triple net lease). Then you’ll go on to key lease provisions that must be addressed in every lease: arbitration, alterations, assignment, common area maintenance, co-tenancy, default terms, exclusives, expansion rights, hours of operation, insurance, maintenance, options, percentage rent, rent adjustment, signs, deposits, and use of premises, and many more. Find out how the provisions are viewed differently by the landlord and the tenant, the provisions that are typically the most important to each party, and techniques that you can use to help the parties reach common ground.

Instructor: Richard Muhlebach

Richard Muhlebach has almost 40 years experience leasing and managing shopping centers, enclosed malls, office and medical buildings and industrial properties.  He founder and served as the president of a commercial leasing and management company for 19 years then sold it to a national real estate firm and served as its Senior Managing Director for nine years.  His prior experiences included serving as a Vice President for three major developers.  He has co-authored 17 books and written over 100 articles on commercial real estate including articles published in Europe and Asia.  He is an instructor for the University of Washington, BOMA, IREM and he has lectured in Singapore, China, Taiwan, Spain, Hungary, Poland, Russia and Canada.  He served as the international president of the Institute of Real Estate Management. He is a Certified Property Manager, Counselor of Real Estate, Senior Certified Shopping Center Manager and Real Property Administrator.  His firm provided brokerage, consulting and expert witness services and he teaches nationally and internationally.
