In this new class taught by an attorney, you will learn which elements must be included in a lease to make it enforceable. We will also discuss how to structure practical construction provisions that permit the tenant to build out its space and yet also protect the landlord.  Learn the current economics of leases - base rent, adjustments, and the prevailing wisdom on the fair allocation of operating expenses.  How should ‘tenant defaults’ be defined, and how can landlords fully recover all their damages when tenants default?  Discover how courts resolve issues where the landlord’s consent is required, and how landlords and tenants are agreeing in advance to limit or permit later transfers. Finally, join in on a discussion of lease provisions which address the financial concerns of landlords and lenders.
