This property location on 51st is also the last Commercial/Retail Property in what is called the Cascade Industrial Center, a joint venture between Arlington and Marysville that is an industrial and manufacturing area that has millions of square footage of buildings under construction already. They expect 20,000 to 30,000 jobs out of this area alone. This location, as I mentioned, is also adjacent to the Amazon Distribution center which will on its own house 800 to 1200 employees. Heading south on 51st to Marysville there will be no more commercial/retail property as this is the last stop. I can tell you how busy 51st street is, even in its current state as a two-lane road (developed in front of this property to accommodate a 5 lane road all the way to 172nd), it has constant traffic all day. It seems to be a major route for traffic between Arlington and Marysville already. It is a planned 5 lane road to parallel Smokey Point Blvd., in order to take traffic away from that Blvd. Finally, this property is in an Opportunity Zone as well, hopefully there is some reason there to investigate taking advantage ill be up next week.
