This sale includes 291 lineal feet (174' on Outside + 117' on Inside) of dock & infrastructure on the Swinomish Channel in the heart of La Conner. Current Tenant, Fairhaven Yacht Sales, LLC, has been a Tenant since 2016 and is currently on a "Month-to-Month" tenancy. There are two (2) Lease obligations that are included in sale: 1) Department of Natural Resources in the amount of $3,165 (annually), and 2) Town of La Conner Sub-Lease in the amount of $1,535 (annually) with both Leases extending to 2034 with a 12-year presumed Lease Extension. Approximately $50,000 of improvements are needed by July 31, 2028 pursuant to DNR's requirements. Seller has already secured the necessary construction permits to complete said work.
