Washington State Requirement Details for Real Estate License Renewal Education

 

PLEASE NOTE: As part of the requirements of Substitute Senate Bill 5378 (SB 5378), brokers and managing brokers must take the 6-clock hour Washington Real Estate Fair Housing course for their next renewal, then subsequently take the 3-clock hour Washington Real Estate Fair Housing course as part of their continuing education to renew their real estate license. DOL decided to allow a grace period until June 1, 2023, for licensees to complete the required training. This provided real estate educators the opportunity to develop courses and time for over 5,400 licensees to complete the required courses. 

 

To help you easily fulfill the requirement, CBA has developed a NEW online, on-demand Fair Housing class!

 

Currently, there are 32 schools and 55 instructors approved to teach the 6-clock-hour Washington Fair Housing course. CBA Members may also take the Fair Housing course currently available through The CE Shop.  

 

Brokers and Managing Brokers Renewal and Renewing Inactive Licenses: Brokers and managing brokers who are selected for audit between June 1, 2022, and June 1, 2023, will receive an exemption for the six-hour fair housing requirement. The expectation is that upon the licensee’s 2024 renewal, they will have taken the six-hour fair housing course, three hours of CORE, and twenty-one hours of approved continuing education courses.  Every subsequent renewal thereafter, the licensee will be required to take three hours of fair housing, three hours of CORE, and twenty-four hours of approved continuing education courses. 

 

New Brokers & Managing Brokers: Licensees who obtained their broker and managing broker license before June 1, 2022, will be required to take the six-hour fair housing course upon their first renewal. The broker and managing broker will take the three-hour fair housing course with each subsequent renewal thereafter. 

 

Licensees who obtained their initial broker and managing broker license after June 1, 2022, will take the three-hour fair housing course upon their first renewal as the real estate fundamentals and real estate law courses were updated with the new fair housing requirement as part of Senate Bill 5378. 

 

Renewal for Brokers:

 

First Active Renewal:

  • At least 90 hours, including: 
    • 30-hour Advanced Practices Course
    • 30-hour Real Estate Law Course
    • 3-hour Current Issues in Washington Residential Real Estate Course
    • 6-hour Washington Real Estate Fair Housing Course
    • 21 hours of approved Continuing Education

Subsequent Active Renewals:

  • At least 30 hours, including:
    • 3-hour Current Issues in Washington Residential Real Estate Course
    • 3-hour Washington Real Estate Fair Housing Course
    • At least 24 hours of other approved continuing education
    • At least 15 hours must be completed within 24 months of your renewal date.
       

You may also use up to 15 hours of unused continuing education completed within 48 months of your renewal date.
 

Inactive renewals:

  • No Continuing Education is required to renew an inactive license.
  • If you want to activate your license, you may need to meet the education requirements for an active license.
     

Renewal for Managing Brokers:

  • At least 30 hours, including:
    • 3–hour Core Course
    • 3-hour Fair Housing Course
    • At least 24 hours other approved continuing education
  • At least 15 hours must be completed within 24 months of your renewal date.
  • You may also use up to 15 hours of unused continuing education completed within 48 months of your renewal date.
  • The hours must be started after the date of first licensure as a managing broker.
     

Seat Time: The Washington Department of Licensing requires that all students spend a minimum amount of seat time engaged in the course content.
