Financial Analysis for Commercial Investment Real Estate

CI 101 serves as your introduction to the CCIM Cash Flow Model. Learn to apply the CCIM Cash Flow Model to make your investment decisions based on wise investment fundamentals. Some of the concepts you will explore include IRR, NPV, Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital.

This class will also introduce you to two other important tools-the CCIM Strategic Analysis Model, the fundamentals behind the numbers, and the CCIM Decision-Making Model, a process for analyzing and making real estate decisions.

After completing this course, you will be able to:

-Make better investment decisions by using the CCIM Cash Flow Model as a framework for real estate analysis.

-Apply state-of-the-art real estate analysis tools to quantify investment return.

-Measure the impact of federal taxation and financial leverage on the cash flow from acquisition, ownership and disposition phases of real estate investment.

CBA’s brand new Commercial Real Estate Development course provides an overview of the complete development process. Attendees will learn appropriate terminology associated with the process, as well as learn how concepts such as gross building area, rents, and other measurements are determined.

Registrants will use current websites to look at: 
*zoning
*market feasibility studies
*market data
*areas of current development

In addition, the course will look at what occurs and what is needed in different stages of development from acquisition to operation. Practical constraints such as budget, return on investment, net operating income and cash flow will be calculated. Students will also be introduced to the basics of the permitting process.

Similar to other courses, CI 104 is case-study driven. Within each case study, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? During the holding period of an investment, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives? Gain knowledge, tools, and resources needed to make these decisions.

Begin to develop the practice of integrating the CCIM Communications/Negotiations Model into all real estate decisions with a focus on using this Model in presentations.

With today’s challenging real estate market, we will also take a comprehensive look into approaching risk analysis by exploring the types of risk associated with real estate investment, and the ways to mitigate and manage those risks.

After completing this course, you will be able to:

-Apply key investor decision-making analyses to optimize investment returns.

-More effectively forecast investment performance by quantifying real estate risk.

-Leverage CCIM analytical tools to improve decision-making
