CBA’s Commercial Real Estate Development course provides an overview of the complete development process. Attendees will learn appropriate terminology associated with the process, as well as learn how concepts such as gross building area, rents, and other measurements are determined.

Registrants will use current websites to look at:
*zoning
*market feasibility studies
*market data
*areas of current development

In addition, the course will look at what occurs and what is needed in different stages of development from acquisition to operation. Practical constraints such as budget, return on investment, net operating income and cash flow will be calculated. Students will also be introduced to the basics of the permitting process.

Advanced Topics in Leasing

In this new class taught by an attorney, you will learn which elements must be included in a lease to make it enforceable. We will also discuss how to structure practical construction provisions that permit the tenant to build out its space and yet also protect the landlord.  Learn the current economics of leases - base rent, adjustments, and the prevailing wisdom on the fair allocation of operating expenses.  How should ‘tenant defaults’ be defined, and how can landlords fully recover all their damages when tenants default? 

Discover how courts resolve issues where the landlord’s consent is required, and how landlords and tenants are agreeing in advance to limit or permit later transfers. Finally, join in on a discussion of lease provisions which address the financial concerns of landlords and lenders.

CI 104: Investment Analysis for Commercial Investment Real Estate

CI 104 encompasses the entire life cycle of an investment, from refinancing to capital improvements to disposition. Within each case study, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? During the holding period of an investment, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives?

CI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats. Learn how to mitigate those threats through smart planning and negotiations.

After completing this course, you will be able to:

apply key investor decision-making analyses to optimize investment returns;

more effectively forecast investment performance by quantifying real estate risk; and

leverage CCIM analytical tools to improve decision making.
