Not all waterfront property is the same. Some waterfront land is privately owned; some is publicly owned and must be leased. Boundary issues on waterfront property can cause expensive lawsuits and create significant liability for brokers who are not up on current practices. Mike Spence, SKCR Legal Counsel, will explain the laws and regulations governing waterfront property. CBA’s brand new Commercial Real Estate Development course provides an overview of the complete development process. Attendees will learn appropriate terminology associated with the process, as well as learn how concepts such as gross building area, rents, and other measurements are determined.

Registrants will use current websites to look at: 
*zoning
*market feasibility studies
*market data
*areas of current development

In addition, the course will look at what occurs and what is needed in different stages of development from acquisition to operation. Practical constraints such as budget, return on investment, net operating income and cash flow will be calculated. Students will also be introduced to the basics of the permitting process.

Here’s the class you’ve been waiting for if you are either a landlord or tenant rep working to get leases put together! You’ll get a non-legal review of the key provisions of leases as seen through the eyes of both the landlord and the tenant. By understanding the underlying motivation of both parties related to key provisions, you’ll be able to manage the negotiation between lease types (gross lease, single net lease, double net lease, triple net lease).
You’ll also explore key lease provisions that must be addressed in every lease: arbitration, alterations, assignment, common area maintenance, co-tenancy, default terms, exclusives, expansion rights, hours of operation, insurance, maintenance, options, percentage rent, rent adjustment, signs, deposits, and use of premises, and many more.
Find out how the provisions are viewed differently by the landlord and the tenant, the provisions that are typically the most important to each party, and techniques that you can use to help the parties reach common ground.
